Downtown Orlando Tax Increment Projections

Orlando has one of the state's most financially successful community redevelopment areas. As part of its funding strategy for several downtown venues, the City of Orlando envisions $60,000,000 to $70,000,000 will come from tax increment generated in Orlando’s downtown Community Redevelopment Area (CRA) which has funded some $30,000,000 in improvements over a number of years. RERC is routinely required to update its projections of this revenue to support the City’s initiatives, a task the firm first began in 1990. Orlando CRA is one of the few in this state capable of issuing non-insured tax increment debt. [more]

Panama City Beach Downtown Entertainment District - Front Beach Road Corridor

The Entertainment District was envisioned as one way of focusing the community’s energy in a specific area of Panama City Beach. For this project, RERC represented the City for a period of approximately six months in client developer negotiations related to a series of land exchanges and creation of a special district for purpose of implementation. Today this mixed-use project is among the area’s most visited locations. [more]

Lake Tohopekaliga Waterfront

RERC was contracted by the City’s Community Redevelopment Agency to assist in preparing a development program for a 50 acre, publicly-owned site on Lake Toho. Scope of work included RFQ and RFP preparation, developer solicitation, evaluation and assistance in selection and development agreement negotiations. Development program consisted of a mix of residential, entertainment/restaurant, hospitality, park, recreational, and civic uses along with enhancements to small marina. [more]
