RERC has provided an array of services related to residential development. More and more communities are dealing with issues of sprawl vs. smart growth, ownership vs. rental ratios, product density and neighborhood impact, public/private partnerships and housing affordability. From large undeveloped tracts or small, urban, mixed use, infill projects to creating housing incentive policies the firm has provided guidance to both public and private sector clients. We have been particularly involved in analyzing both urban and suburban condominium projects over the previous years. The following are examples of recent services provided by RERC:

The VUE at Lake Eola, Orlando, Fl
Client: Churchill Development Group, LLC

A market analysis was developed for the ownership entity to provide planning assistance related to a 35 story, 384 residential condominium development in downtown Orlando. Analysis included demographics, site assets, price range and absorption trends, profile of competition and recommended changes to development program. The project broke ground in 2005.

The Waverly on Lake Eola, Orlando, Fl
Client: ZOM Florida, Inc.

RERC was retained to provide assistance related to the potential conversion of the 230 unit high apartment complex to for-sale condominiums. Upon completion of the analysis, the client did convert the units to condominiums. The conversion has been extremely successful with the project selling out in about seven months.

Client: Tarragon Development

RERC conducted a market analysis related to the conversion of a 155 unit luxury apartment complex to for-sale condominiums. The services included a site analysis, profile of competitive projects, area demographics, proposed projects, pricing recommendations and absorption estimates. The project will be converted and should be in active sales soon.

In addition to these projects, RERC has completed almost 20 for sale condominium projects over the past year. Product locations include coastal areas, urban and suburban settings in Florida and other southeastern states.
